Cracks are difficult to avoid here in the northland, but a proper maintenance schedule of preventative asphalt crack filling can prevent real damage in the future. Cracks allow water to intrude into the sub-base and weaken it over time. Once moisture begins to enter the soil, the asphalt begins to loosen and deteriorate. In our cold climate, water will freeze under the pavement creating heaves. Cracks also allow grass and weeds to grow through and break out the asphalt.
We fill the cracks with a rubber that we melt down in our oil jacketed, temperature controlled, hydraulically mixed, commercial melters. This ensures we do not overheat or scorch the rubber (maintaining its high quality). We then squeegee the molten rubber into the crack. This creates a seal that prevents water intrusion into the underlying pavement base. Left unsealed this crack would over time undermine the asphalt and eventually collapse it creating a pothole.
